#61 ScanSan Rental and Sales Market Insights: End of May Update

May seems to be winning the rental medal.

From what I can see all top ten postcode districts are currently in favour of the landlords, indicating strong demand and a competitive environment for tenants.

We have areas like NW8, W2, and SW3 that have seen a significant increase in available properties, is it because of the students, professionals tourists?

Would be actually good to see the GDP for tourists and connect this next time with the Rental Market.

Then we have E14 and N1 that have rapid turnovers, with properties that stay in the market for very few days when instead SW3 shows a more relaxed market pace.

Tip of advice for me, whether you're a landlord looking to capitalize on the high demand or a tenant seeking the perfect rental, understanding these market dynamics is crucial.

If you are curious about the specifics of each district and the factors driving these trends then have a look at our comprehensive May 2024 Rental Market Report for a detailed analysis and uncover the opportunities that await in London's vibrant rental market.

May 2024 London Sales Market: Unsurprisingly ready for the summer

Thinking of buying or selling a property in London? The May 2024 Sale Market Report by Scansan Properties offers valuable insights into market dynamics across various postcodes.

Let’s look into it

Right overall we have:

  • Market dominance: Most top districts are currently Buyer's Markets, with high property availability and low transaction rates.

  • Seller's strongholds: A few districts stand out with low inventory and fast sales, indicating strong seller advantages.

  • Seasonal trends: May sales figures suggest a potential market uptick as summer approaches.

Shall we look into postcodes?:

Highlight Buyer's Market Dominance:

  • Mention a specific example: E14, with a staggering 3035 properties for sale and only 37 monthly transactions, exemplifies the buyer's market dominance.

Showcase Seller's Strongholds:

  • Focus on contrasting data: DA1 stands out with just 190 properties and a high transaction rate of 32 per month, presenting a stark contrast to buyer-driven areas.

Intrigue Readers for Specifics:

  • Tease limited inventory: Intriguingly, prime central London postcodes like EC3A and EC4Y boast extremely limited inventory (under 10 properties) and rapid sales, suggesting fierce competition among buyers.
